We acquire various Property Opportunities from our Network Partners. The following Property Investments are the main offering :

1. Distressed Properties - Joint Ventures / Installment Sales & Recovery's
2. Residential & Commercial Development Participation
3. Turnkey Projects which require Seed Capital (usually high level of Capital required)

Distressed Properties :
We have a number of different contract types depending on the circumstances of the current owner and/or their intentions. The contracts mostly take the form of Recovery’s, Joint Venture's & Instalment Sale Agreements whereby the current owner of the property remains in the property or rents the property out and our investor/s raise the necessary Cash (Capital) and invest. The property is sold on completion of the contract (usually 12 to 24 months).

Buying and selling properties at auction, also known as sale of execution is very profitable. At Property Share we offer investors the opportunity to earn 25% to 30% return on investment (Annualised). The buying and selling will be facilitated by Property Share & their partners.

The contractors have more than 20 years experience buying and selling property at auction. The current contractors only operate in Gauteng, this is also the most profitable region in SA. The return is calculated in the total capital cost of the property (All costs excluding finance costs) from date of purchase at the auction to the date that the proceeds are paid out.

​Our investment strategy is to return 25% - 30%, Annualised ROI (way above market norms) 

Quick Turnaround times / Returns (between 4 and 6 months) producing excellent Annualised Returns

ROI is based on Total Expense (over and above purchase price, any renovations & transfer costs)

Option 1 : Buy - Renovate - Sell (depending on the condition)

Option 2 : Buy - Sell (depending on the condition)

Option 3 : Buy - Renovate (if necessary) - Hold (Let out the property to a tenant)

Auction Properties procured by us are undervalued reducing risk to investor - 60% of actual Market Value

Investor/s does not need to physically go to Auction, we undertake this function for the Investor/s

More than one investor (or individuals) may be involved hereby reducing the amount of Cash required e.g. Property for R600 000 x 10 investors = R60 000 each. Effectively each investor has 10% share in the property. Partnership Agreement setup between investors. 

Cash from each investor placed in Trust until the perfect Auction Property presents itself

Experienced / skilled team of property professionals with more than twenty (20) years of experience in Auctions who bargain hunt high returning properties and who know which properties produce the most

Co-ownership or Joint Ownership Agreements typically consist of these common types of scenario's :

An Investor (A) & an Occupier (B) : Occupier (B) is also a minor investor in the same property. (A) puts the majority
of the cash deposit down, (B) puts down a minor deposit & occupies the house, pays fair "rental" to (A) and maintains
the property. All ongoing expenses for (B)'s account
Group of Investors : Group of Investors "Co-Own" the same property - from 2 - 20 investors (on consultation with
the Directors of Property Share). Property is either tenanted or one of the investor's is also an Occupier

Please note : We have 3 further options when it comes to Co-Ownership :
1. Fully managed by the Co-Operative throughout the duration of the contract
2. Mentorship / Nurturing into the Joint Ownership - ONLY the beginning stages
3. We ONLY provide the Joint Ownership Tools (Calculators / Joint Ownership Legal Agreement)

Depending on market conditions, 5% to 15% ROI (Annualised) / Full Ownership OR Co-Operative Ownership (Share basis). Cash only transactions, no financing of properties. Holding term of property usually between 3-4 years
